What it does
Landcast is a dashboard (/app) that shows a land-price forecast with a prediction interval for a location you choose on the map.
You choose a location by clicking the map, or by picking a ward from the 「Select Ward」 list at the top of the screen.
The land-price forecast switches between 1 and 3 years ahead with 「1Y」, 「2Y」 and 「3Y」, and shows the forecast value and the interval's lower and upper bounds in 万円/m².
Next to the interval, a label such as 「90%目標 · 1年先の的中率は未検証」 shows the target the interval was calibrated to, and that its hit rate at that number of years ahead has not yet been verified.
A value marked 「固定値による試算」 is not a prediction from a trained model but arithmetic on representative values per ward.
The map shows land-price points, coloured and sized by price, and also shows stations.
When you choose a location, a panel opens on the left of the screen and shows the results in the following five tabs.
- The 「価格」 tab shows the land-price forecast and 「Forecast」, 「特徴量の分割回数（全地点共通）」 and 「Rent Prediction」.
- The 「投資」 tab shows 「Investment Yield」 and 「Vacancy Risk」.
- The 「人口・都市」 tab shows 「Population Forecast」, 「Gentrification」 and 「Redevelopment Impact」.
- The 「交通・商業」 tab shows 「Transport Impact」 and 「Commercial Potential」.
- The 「リスク・環境」 tab shows 「Disaster Risk」, 「Building Risk」 and 「Environment」.
Who it is for
It is for people who want to check land prices in Tokyo's 23 wards together with the width of a prediction interval, not just a single forecast value.
What it does not do
It covers Tokyo's 23 wards. You choose a location by clicking the map or selecting a ward; there is no search by address or coordinates. There is no control that exports results to a file. The 「Forecast」 chart shows only the forecast value and interval for the chosen number of years ahead, and does not draw past land prices. The sign-in screen, the password reset screen and the email verification screen switch language with 「JA」 and 「EN」, but the dashboard has no language switch.

The sign-in screen, the password reset screen and the email verification screen have no URL of their own; all of them are shown within /app.
While you are signed in, the signed-in email address is shown at the top right of the dashboard.
Clicking the email address opens a menu that shows 「サインアウト」.
Clicking 「サインアウト」 returns you to the sign-in screen.
While signing out is in progress, 「サインアウト」 changes to 「サインアウト中…」.
Clicking 「別のアカウントでサインインする」 on the email verification screen signs you out and returns you to the sign-in screen.
