Parti overview

What Parti does, which sites it covers, what it does not do, and its main screens and where to sign out.

What it does

Parti is a tool that takes you, in the console after sign-in, from declaring the site's conditions through studying the building's massing, laying out the rooms on each floor, feasibility figures and generating AI perspectives, to exporting documents as a PDF. The tools are 「Site」, 「Scheme」, 「Documents」, 「Floors」, 「Finance」 and 「ビジュアル」; you switch between them under 「Tools」 in the sidebar on the left of the console. In 「Site」, you declare the address, the site boundary, the frontage roads, the zoning, the designated floor-area ratio and building-coverage ratio and so on, fetch the zoning data, and see the regulatory results in 「Regulation report」. You give the site boundary in one of three ways: click the map to place vertices and then click 「Use as boundary」, enter GeoJSON in 「Boundary (GeoJSON Polygon)」, or import a DXF drawing. Each row in 「Constraints」 is marked 「declared」, 「fetched」 or 「derived」 to show where the value came from. Zoning data is shown with its source and year: 「国土数値情報 A29 用途地域 — 令和元年度 (2019)」. In 「Scheme」, you draw the building's outer form as a stack of floors; clicking 「Generate from envelope」 creates a starting massing to edit from, based on the site boundary and the confirmed floor-area and building-coverage limits. A scheme that exceeds a limit is still saved, and the screen shows which limit it exceeds and by how much. In 「Floors」, you draw the rooms on each floor, or choose a use from 「residential」, 「office」 and 「commercial」 to generate that floor's room layout. In 「Finance」, you enter all 8 inputs yourself, such as 「建設費単価 (construction cost)」 and 「賃料単価 (rent)」, and any figure that depends on a missing input or an unconfirmed area is shown as 「未評価 (UNEVALUATED)」. In 「Documents」, you build a document set by choosing pages such as 「敷地概要 (Site)」, 「適合判定 (Compliance)」 and 「透視図 (Perspective)」, and export it to an A4 PDF with 「Export PDF」. While any content in the document set is out of date, the PDF export is refused. In 「ビジュアル」, the scheme's figures, such as the number of floors, height, floor area and zoning, are turned into text and passed to an image-generation AI, which generates a perspective image.

Who it is for

It is for people in design practice who go from checking a site's regulatory conditions, through studying massing and feasibility, to preparing a PDF document to show a client.

What it does not do

Calculations such as site area cover sites in the Zone IX area of the Japan Plane Rectangular Coordinate System (平面直角座標系 第IX系). Whether a site is in the area is judged by both the numeric range of its coordinates and the site's prefecture; the prefectures covered are Tokyo, Fukushima, Tochigi, Ibaraki, Saitama, Chiba, Gunma and Kanagawa (excluding Ogasawara Village in Tokyo). For a site outside the area, or one whose prefecture cannot be identified, the site area is not calculated, and 「Constraints」 shows the reason. Zoning data is fetched automatically only for sites in Tokyo; for other sites the fetch result is 「unconfirmed — lookup found no zoning data」, so you declare the zoning, the designated floor-area ratio and the designated building-coverage ratio in 「用途地域・指定容積率等の申告 (declared zoning & limits)」. In 「Regulation report」, 「日影規制」 and 「避難規定」 are not evaluated and always show 「unevaluated」. On the 「適合判定 (Compliance report)」 page of the PDF, they print as 「未評価 (unevaluated)」. Building-coverage relaxations (Building Standards Act Article 53, paragraph 3, and others) are not evaluated; only the base values are used. The only file you can export is the PDF from 「Export PDF」; DXF is used only to import a site boundary (「Import drawing (DXF)」). There is no 3D view. With 「パースを生成(有料・本日の枠を 1 消費)」 in 「ビジュアル」, each user can generate up to 20 images per day (UTC). When the limit is reached, 「本日の有料生成枠の上限に達しています (daily paid-call limit reached)」 is shown, and the allowance resets at 00:00 UTC.

A generated image is a picture drawn from figures given as text, not a projection of the scheme's shape. Images carry the 「AI 生成」 label, and the 「透視図 (Perspective)」 page of the PDF prints 「本図はスキームの数値的事実(階数・高さ・面積・用途地域等)をテキストとして与えて生成したイメージであり、設計の幾何学的投影図ではない。」. Sign-in is by email address and password only; there is no sign-in with a Google account and no password reset. There is no way to invite other users to an organization. The interface mixes English and Japanese, with no control to switch language.

Main screens

Console / Shown at the same URL once you are signed in and your email address is verified: 「Organization」, 「Projects」 and 「Tools」 in the sidebar on the left, and the selected tool's screen to its right.

In the console, the signed-in email address and 「Log out」 are shown at the top of the sidebar. Clicking 「Log out」 signs you out and returns you to the sign-in screen (/login). Clicking 「Log out」 on the email verification screen also signs you out and returns you to the sign-in screen. If signing out fails, 「ログアウトできませんでした — まだサインインしたままです (sign-out failed; you are still signed in)」 is shown, followed by the error details, and you stay signed in.
