Data provenance and the estimated ratio

The per-month data provenance, the estimation note, the per-property-year estimated ratio and estimation method, and how they feed the GRESB rule check.

Overview

For each month of energy data, PropScore records how the figure was obtained as 「データ取得方法」. When emissions are calculated, it shows, per property-year, the share produced by estimation as 「推計割合」. 「GRESBエクスポート」 uses these two to check whether any property-year breaks GRESB's rules.

Data provenance values

Label Meaning
「実測」 A meter reading or invoice covering that month only.
「請求期間按分」 An estimate that spreads an invoice covering several months across those months.
「前期実績流用」 An estimate carried over from an earlier month or the same month of the previous year.
「床面積按分」 An estimate that divides a measured whole-building figure by floor area.
「不明」 The provenance was not stated.

Every month that is not 「実測」 counts as an estimated month, and so does a 「不明」 month.

How data provenance is recorded

Data provenance is written per month in the データ取得方法 column of the energy data CSV file. For a file without a データ取得方法 column, and for rows where that column is blank, the choice made in 「このファイルのデータ源」 at import time — 「不明 — 申告しない」 or 「すべて実測 — 検針票・請求書に基づく」 — is used. 「このファイルのデータ源」 starts at 「不明 — 申告しない」. Importing the same month of the same property again also replaces its data provenance and estimation note with the new file's contents. The 「データ取得方法」 and 「推計理由」 columns on a property's 「エネルギーデータ」 tab are display-only and cannot be changed on screen. Editing a value in the table on the same tab does not change that month's 「データ取得方法」.

Estimation note

A month that is not 「実測」 needs an estimation note. When the estimation note is blank in the CSV file, PropScore records 「推計理由が記載されていません(データ取得方法: {値})」 or 「行ごとのデータ取得方法が未記載のため、インポート時の一括申告({値})を適用。」 as the note. {値} holds an English value such as unknown. A month with no data shows 「不明」 under 「データ取得方法」 and 「理由の記載なし」 under 「推計理由」 in the table. For a 「実測」 month, 「推計理由」 shows 「—」.

Estimated ratio and estimation method

The estimated ratio is the number of months left after subtracting the 「実測」 months from 12, as a share of 12 months. Months with no data also count as estimated months. The 「推計割合」 column on the 「排出量」 screen shows the ratio to 1 decimal place, with the estimation method below it.

Estimation method shown When it is shown
「推計なし(全月実測)」 All 12 months have data and all are 「実測」.
「入力値が推計」 All 12 months have data and at least one month is not 「実測」.
「期間按分(GRESB禁止)」 Fewer than 12 months have data and they were scaled up to a full year.
「用途別原単位(GRESB禁止)」 No month has data and the figure was estimated from per-use-type benchmarks.

How this relates to GRESB's rules

「GRESBエクスポート」 checks each property-year against the following four rules, and if any property-year matches even one of them, it does not export the workbook.

  • R1: the estimation method is 「期間按分(GRESB禁止)」 or 「用途別原単位(GRESB禁止)」.
  • R2: the estimated ratio is above 20%.
  • R3: the estimated months of the chosen fiscal year and the previous one (the estimated ratio times 12, rounded) add up to more than 3.
  • R4: emissions have not been calculated for that fiscal year.

A property-year without all 12 months of data matches R1. Even with all 12 months, a property-year with 3 or more months that are not 「実測」 matches R2.

「この確認で保証されないこと」

Next to the check result, the 「GRESBエクスポート」 screen shows the following four points under 「この確認で保証されないこと」.

  • A month entered as 「実測」 is not counted as estimated even if its figure was really an estimate, so the estimated ratio can come out lower than it really is.
  • Passing the check means that no violation was detected; it is not proof of compliance.
  • Months imported from a CSV file without a データ取得方法 column cannot be told apart as measured or estimated.
  • The two-year cap is evaluated only on the previous fiscal year's data held in PropScore, so it can be undercounted.
